| What is the MLS Really? I have seen and heard so many misconceptions of what the Multiple Listing Service is and does for Sellers and Buyers. One misconception is that the homes listed in the MLS are hidden away from the public. This is so far from the truth. There are literally hundreds of ways the general public can access the consumer version of the MLS. Realtor.com, Trulia.com hundreds of Real Estate websites also provide access to an IDX which is essentially the same thing that Realtors see in the MLS. VIP offers the Home Buyers Scouting Report which is updated and provides automated information updates with specific search criteria, I find it more useful than my own MLS service! There is some information that the public does not have access to such as confidential information and the co-op % offered to the agent that brings in a buyer. Complete, extensive, current and verifiable! As a Buyer I want one place with all pertinent information on a home. The MLS offers buyers more information than they probably even want or need to make a decision on if the home is what they are looking for. Some of the items are as follows: Square Footage, Room Dimensions, Yearly Taxes, Lot Size, Lot Dimensions, Inclusions, Exclusions, Foundation, Roof Material, Flooring Material, Construction Type, parcel number, Elementary School, Middle School, High School, HOA info, Possession, acceptable loan types and terms, heating and cooling sources and types, zoning, water source, sewer supplier, gas supplier, electric supplier, year built, # bedrooms, # and type of bathrooms, irrigation, showing terms and instructions attached disclosures and much much more! Never in the 8 years of being a Licensed Real Estate Broker have I found a FSBO flier or website that had this much information arranged and provided to everybody and anybody who desired to have it. This information is also CURRENT and the individual that has input all of this has accountability to assure it is deemed reliable. 70%-85% of Home buyers use a Realtor when searching for and purchasing a home. Realtors Use The MLS To Serve Buyers With Housing Information A Realtor is going to utilize the MLS to find homes that match his/her clients needs and wants. Primarily because it is extremely resourceful in this aspect. Every home listed in the MLS has mandatory information listed, Realtors search through a vast variety of parameters to narrow down the list of prospective homes from the thousands to less than 40 in most cases. In most cases Realtors do not search news papers, drive around looking for signs or scan FSBO websites looking for homes to show a client. Especially in our current market it is most likely that there are more than enough homes to show a prospective buyer leaving them with several options of homes available. Unless there is a lack of homes that fit a buyers requested specifications , why would a Realtor search outside of the MLS for homes when he/she has an extensive list of homes with serious sellers who have taken steps to have the home professionally represented with complete information and professionally marketed by Realtors who make a living on the success of homes being sold. I could go on and on with the long list of legitimate reasons why the public and Realtors utilize information placed in a Multiple Listing Service and how this MLS system serves the public in so many ways. |
